How to sell your home fast in 10 easy steps!
Many homes on the market: Some sell fast, some don't.
I gathered, for your convenience, 10 tips that will help you sell your home fast.
1) Do your homework and hire a Realtor specializing in the kind of property you are offering. It got to feel right in your guts when you hire that professional to take your baby (home) in her/his hands.
Whether that person is very famous, or not, your focus should be to localize the one combining the most creative and 'out of the box' ideas with traditional real estate marketing that works.
2) Have a home and termite inspection before putting in on the market. This will put you ahead of the game as a pro active seller and Realtor. If repairs are needed, do them.
When a potential buyer comes along, they don't have to do their own inspection within the 17 day period to remove contigency, which saves both time and money to them (it will be perceived as a huge +++). Show them your home and termite inspection reports, and the repair reports.
3) Remove all personal artwork, frames, pictures, etc and make your home the most neutral possible, so the potential buyers can visualize themselves living in your home, without the distraction of your own stuff.
4) Un-clutter your home from too much stuff. Less is always more! Remember that.
5) Clean your home. Remember that the first impression made on the potential buyers is King and Key on whether they will want to either make an offer right away, or ask for a revisit. If you see something not right, fix it! Do not hope for the buyers to not see it. There is a greater chance that they will.
6) a) Stage your rooms or ask your Realtor if they can recommend you a good stager. The buyers will be able to see your home as their own, again without the distraction of your own personalization.

Be realistic on what your property is worth on the TODAY'S MARKET PRICE. Tell yourself "If I were the buyer, would I buy my property at this price?" If not, correct according to your answers and/or the feelings you get from that reality-check exercise.
9) When an offer comes in, be open to please your potential buyer(s). Be realistic of the market, and if you find potential buyer(s) ready to accept your full listing price or close to it, be open to accept if they ask for you to pay half or all of the closing costs. Everything is negotiable. Keep your heart open and avoid too much attachment on the BBQ Grill that could nail the deal on your property.
